Lenders often value based on comps, and if nearby homes are mostly 3-4 beds, your 7-bed setup might not fit neatly, especially if it’s clearly tailored for co-living.

I am currently doing a live in flip we got it under market value, normal loan and remodeled it within 6 weeks then moved in (with permits). 

There absolutely has to be a correlation between living closer to family and an improved quality of life in our later years.

I intend to lease it to an assisted living center.
