Problem is I'll be using the only available cash I have on hands (35k) to close and I'm concerned that things will keep getting worst and I wouldn't have enough cash at hand to deal with uncertainties.

The specific concern here is that Mammoth has very few medical resources (eg, 12 hospital beds and 2 ventilators) and don't want any tourism at all in town for the time being to preserve those resources for long term locals.

If those have all been sitting for a year, then yes, be concerned.
