A property of mine has been listed for over a month now with decent inquiries but most are barely qualified.

If they barely have any it's not worth my time.

Also, you want to cross reference that with rents in the area and see what the local market can bare to makes sure your ARV makes sense or if you are flipping will not out price your target market who would want to buy that property.

Houses cost money, and you need that money when the repairs are needed.That being said, I have had years one several of my properties where I have barely spent $1,000 in repairs or Capex.

People can justify doing this for a large pay day but once that is no longer the case and someone is answering guest messages on a property that they are losing money on or barely covering costs, that will get old really fast, and paying a 20 percent fee to not be associated with it will look much better and taking the loss will be the best option for them unless they sell, but some will be forced to not sell due to 6 figure loses. the big promoters of self management are also the ones who don’t actually do it day to day and deal with guests.
