Put cayenne pepper, black pepper, and all the hot spices you can find and mix them all in a jar.

Although I prefer all my individual properties to finish in the black every year, that is simply not possible when you figure in a perfect storm of vacancy, maintenance and capital expenses all in the same year.  

@Fahima Hilal I have ones that are wood, white ones, and black ones.

A black light will usually show all urine on the floor and the walls.

All of the trusses and decking are in good shape but black.

@Bruce WoodruffWood fires are black and white,  if there is a gas leak outside and the wind every so slighting blow away, you may never know there is a build up of gas.

As evidenced by the different opinions on this post I don't think it's at all black and white.
