I am bracing up for some pain on those because they will coincide with big layoff season post Covid.

ADU’s add value but the time it takes with permitting, worming with contractors is a pain.

There’s the 203k loan or the VA Rehab loan, although I’ve heard they’re an absolute pain, that’s where you create the extra value.

@Tes Liu I can tell you that gas boilers can be a pain.

If you have a lot of experience in these areas, then that might indicate these are more un-fixable problems...but if you have relatively little (or no) experience in these areas, then these might just be the growing pains of getting started (I definitely had my share of bad tenants when I was getting started).Good luck out there! 

You can still do the 2 hour block, but if you tell them to be there at 4 pm they might be more likely to show up on time.

One other question regarding listing though: do y'all think it's good to get the listing up on AirBnB ASAP either with some sneak peak photos or a "Coming Soon" photo, and then blocking off the next 10-14 days to finish the final touches?

I waited a few days then gave a 30-day notice to vacate - she was being a pain otherwise, but I don’t tolerate safety issues not being addressed.

It’s a 5 bedroom, 2300 sq ft house, 3 blocks from polo club. 

Try to find somebody that might help you when in pain…The real learning comes by doing… I’ve learned a ton doing my first rehab.
