If you have burned through 10 agents without closing a deal,  maybe you need to adjust your approach or get licensed so you can submit as many offers as you want.   

If you rely only on what the seller has said you may get burned.

NCND agreements seem to not work as I've been burned by agents who have signed an NCND and violated it within 24 hours of signing and stealing the buyer.
