She said they can negotiate before the property is in foreclosure, but that once it is in active foreclosure (they are waiting for confirmation of a sale date from the judge) there is a law that requires them to collect the full amount.

State level activity in certain crops is an emotional national issue in some cases... very different here.Don't confuse things, delegating some things to the state, does not mean the federal govt. doesn't have the ability to step in and declare a state's conduct in violation of the constitution --- so a state cannot make and expect to enforce an illegal state law.

I simply tell them when X is broken, it is typical to give us Y back as a credit, and they have no barometer to judge that by.

Turns out he left a TON of stuff behind since he could not afford to move it, He finished moving all that stuff yesterday (July 18) but still left behind a car lift in the garage and a fridge (not sure why he needed either) My attorney went to court this morning and the judge signed a "closing writ of restitution" considering he had no date as to when he would move those 2 items.

A judge can force the sale - might take 6 months, but sounds way easier than dealing with uncooperative people.
