We're willing to tackle what others might consider scary, but tools like Loopnet/Craigslist are either not effective in finding what we're after or what we're after simply doesn't exist anymore.

Unless you are representing the seller as their agent and listing the property, you should not have any responsibility to disclose the FMV (obviously, don't lie and give an incorrect one..)You do have to disclose to the effect of "buyer is a licensed agent entering into the transaction for a profit" and make clear that you are not representing the seller as their agent.Someone on one of the podcasts summed it up quite nicely - if you are going about your business ethically, having the license will not be an issue; if you're not, well... ;) Market price is defined as what someone is willing to pay for something.

Avoid those states if you do not want ethanol blend gas.Pure ethanol as a fuel will require a different engine, and I am not a mechanic, but I haven't noticed any negative side effects as a result of a 10% ethanol blend gas in my car engines.
