I've been given the opportunity to invest in a property flip - after reviewing the pro-forma and budget, I'm pretty happy with the numbers and the potential returns.

Just about a year ago, I sold 2 of my homes in order to buy a 4-plex and very happy with that decision (mortgage/taxes covered by 2 of the rentals). 

I am happy to owner financing, not needing money at this point of my life.

Mom is happy to do it - but as an investment this time, not just out of good will.What kind of terms should we offer her?

Just a very bad experience all around, so im just happy the insurance is covering the replacement of the property with internals built to same spec as original and im just gonna move on from there..
