Have your buyers' agent ask the listing agent if the price is pre-approved or not.  

The Lougheed Mall area is going through the same development now and there are a ton of pre-sales going on for towers that they plan to build.  

Some of these lenders will even do 30 year fixed but the interest rates they quote are like 7-8% with points/fees plus they have documentation, reporting, reserve, and pre-payment requirements that can be prohibitive.

Has anyone successfully completed a wholesale transaction on a property in pre-foreclosure?

I used to buy pre foreclosures for a living for many years I bought hundreds of them literally in CA OR WA.. so we did this literally every day.. you don't want to rely on an Attorney or title company. once you know the amount then you can tell if you want to waste time working on it..

Hi BP community,Recently I got the opportunity to invest in a multifamily property (with intentions to rent) on Frederick MD using an FHA loan but I have some doubts because the housing market looks really high or basically the prices are as high as pre housing bubble from 2008.

I've been approached by pre-approved buyers who want to buy at my full asking price and make some changes. 

Question:Is it best to get a pre approval letter from a lender (hard/private/bank/etc.) before finding your rehab deal(s) or after?
