My understanding of the equator system is an r.e agent must log in with his license number to access it so yes, my hopes of negotiating this without an agent are shot so on to finding an agent.I understand banks trying to get as close to market value as possible but isn't our goal to point out all the costs the bank will incur should the home go into foreclosure and painting the investor purchasing the home the better option?

And the owner of the property prior to selling to the Japanese paid 1 mil to the Resolution trust to release the participation aspect of this mortgage then promptly sold it to the Japanese company ( Owner of SEga Systems) for 110 million and kept all the up side.

Fixed cost and allocated variable costs seem very high, this is not attributable to compliance but those new compliance expenses should show in that 500 dollar increase.Wonder too, if there are any increases due to technology, software being amortized that were recently purchased, just thinking of compliance system be changed out and updated.
