The same guy that repairs my other property in New brunswick, told me that students fight over renting this house every year. 

College students are not likely to be overly picky unless they are very rich or are older graduate/phd students.

I have been blessed with the finances to get in to nearly anything, but I figure as a recent college grad who still has student loans I still won't qualify for much, so my question is this: What steps should/could I take to getting my first property and is there anything you recommend to have set up or avoid before hand?

Their main concern was tax liens, student loans in default, judgments, where the gov't or a creditor could step in and try to seize property / funds.

Look up these national teachers which I've bought their eduction and all are excellent;  Joe Crump (zero down), Joe Bodeck (focused on wholesaling lease option back to the owner, but lease option sellers are sub to as well), John Jackson (same as Joe Bodeck and good too).In summary you find sub to sellers:- long days on market (ask an agent for a list).  

Hey Bigger Pockets community, I am a 22 year old college student from San Diego and I want to get into Rental Propert investing.

This past week, I've had a few of the real estate students contact me to tell me that what I am trying to do is illegal.

I also don't want to keep taking financial hits bc they can't pay student loans.So what I'm thinking about is getting them to put up $1000-1500 in additional earnest money to give a guarantee that they close.

I know it’s not a lot i dont have crazy depth but she does have student loans to pay.
