The problem is the top tenet has become unruly and needs to be evicted, the houses were renting for 850 each and i am not knowledgeable in evictions. but if this gets me into the game ill fight tooth and nail to get this property if its worth it!

The borrower put down $3500 EMD and only had to come to the table with the down payment $25,450 and about another $8,000 for a total of $34,000 +/-.

@Michael WilliamsUnless you have a previous relationship with a hard money lender I think it would be a rare find to get one that will loan to you without you having skin in the game.
