Then you need a security system/fob system for the access to your personal house...would just be too much headache for me. 

They also loan purchase + rehab funds like you mentioned, and that's good for places that don't qualify for conventional financing (missing a kitchen, heating system, etc). 

If those are cash or other forms of payment outside a banking system, beware of money laundering issues.
