In one case I game them a percentage based rent for a year as well (covid), then reverted back to the fixed lease afterwards. 

Also, property managers are good ones to source as well (PMs that are smaller 50 units, 75 units)..

@Kevin Sobilo Yeah that's something I was not sure and it was frustrating to me as well.

@Daniel DeBruin, this is really all market dependent and how much you want to spend versus how much it will impact both the rent you can achieve as well as the quality of tenants it attracts.When it comes to design, it is all a bit personal opinion, but I will say: contiguous flooring always trumps mismatched, hodge podge flooring.  

The one product that will absorb well will be single family homes geared to the young families who are having trouble buying due to market condition and need more space.
