Curious — are you focusing mostly on Denver proper, or also looking at surrounding markets like Aurora, Colorado Springs, or up toward Greeley? 

Colorado mountain sellers try to tell you all the time "it's been a great short-term rental" all the time, but the numbers don't lie.

I'm looking to acquire my first co-living / rent-by-the-room property.

And that is increasingly rare for Colorado cities/counties.

In both cases, the title officer basically saved me from a bad deal.Curious though, in your experience, do you see more of those lot line disputes in rural spots (like big parcels in TX/CO), or do they pop up just as much in suburban areas?

When I say investor friendly, I am referring to a title company that is familiar with wholesaling\assignments.
