I am doing bird dog method

I am doing the bird dogging method and have a couple of properties that I would love to present to an investor. Just need to find investors that would be interested in the properties. Please give me some guidance.

I disagree with networking first- If you have good market knowledge and can negotiate good deals, you'll have buyers knocking on your door asking for more. 

When wholesalers network first, I feel like they are wasting my time- they have no experience, no deals to offer and don't know how to negotiate pricing or terms. Maybe I'm the exception, but I've never had someone grill me about my "buy box" and come back to me with a deal, it's always worked the other way around. 

Get out there and take your lumps until you figure out how it works and what kind of deals investors in your market want. When you have a good one, you'll know because people in your market will fight over it.
