For lending, focus on resources that clearly explain how DSCR loans, portfolio loans, balloons, and recourse vs. non-recourse work in practice.Courses can be helpful, but the best ones walk you through real numbers, deal flow, and lending scenarios, not just theory.

Unless you’re your strategy is using the BRRRR system, DSCR loans don’t make unless you are maxed on residential loans. 

I have one duplex I purchased 8 years ago that has quite a bit of equity and also some cash to finance a conventional loan 20% down for a $300,000 house.

4 unit off market property We found the property and no realtor was involved Purchase price $450,00020% down( 90,000) We are going through a broker Our loan product is a DSCR loan 30year fixed with a 5 year pre pay penalty.

I use Rocket Mortgage on my full doc loans and haven't had any bad experiences.

We are using a DSCR loan. 30 year Fixed.
