How your owner statements look, how easy it is to follow the money, when you will be paid, how you will be paid, how/when a PMC will communicate with you if there's a major repair coming down the pike or if your tenants have said they won't be paying rent until X date, etc.

If you are willing to do some work, you can force appreciation, capture some equity, which boosts rent-to-value.In terms of areas to avoid, I would stay away from the East side, particularly anything along Post road between Pendleton Pike and I-74.
