@Patrick McHeyser Nice to e-meet you Patrick , I'm a big fan of Denver metro myself and also invest locally as well, I don't do MTR yet, but I know a lot of investors that do.  

Are you considering areas outside of Denver like Arvada or Westminster? 

Currently my portfolio is a single family residence in Denver CO and I’m planning on using a HELOC against it as a bridge loan for some of the downpayment and renovation costs.I’ve been trying to build some models on Google sheets for deal analysis to assess deal validity and candidly I think it can be done better.  

Can someone recommend a land use attorney in the Denver area (I'm actually in Wheat Ridge).

Hybrid BRRRRs in solid working class areas and small commercial buy and hold are two strategies I am seeing perform well in Denver too.
