Even 1612 E Nome St in Tampa, a rent ready property with 0 percent seller financing, closed at 160k.

Just looking for alternatives besides public REIT's like Essex ESS which was the highest returning publicly traded REIT from 1994 until 2020 averaging around 17% (I don't have the exact number but it's close) and Prologis PLD.

I was living in Nome most recently before we left for Florida. 

We did exited 17 flips last year and just a few thus year with no me acquisitions since the good ones are difficult to find in Vegas.

@Stuart Van Ess Either way you structure, just make sure the difference between Syndications and a few partners that you know for a joint venture.

@Steve Cheslock agree with @Zach Quick, we use ESS and use their gate system.

A couple things to consider; you can't increase rents or make any changes to the leases until they end, so that might no me an immediate option.
