Live with family, stack cash, learn the numbers, analysis the market for a year, and then go find/buy/create a deal you can't pass up.

The reason it won’t work is that “low end” assisted living is not profitable.  

It would be a Boutique Class A home for between 6-8 people in one of the top 3 metros for assisted living.

I was listening to a real estate investing podcast (not BiggerPockets) and they had on a guest who invests in co-living properties.

There's huge demand for this space as more people age and need these types of living environments.

With the right guardrails, co-living becomes one of the most stable and profitable models out there.

Remove those and the Net S8 Rent will be market rent.Typically, the only way to get more than market rent is by buying in Class D areas and hoping a S8 tenant will live there instead of a Class C area.Keep in Mind: TENANTS QUALIFY FOR SECTION 8 FOR A REASON!
