Do I need to go through the court, or can I simply hire a locksmith to enter and begin cleaning out the property?

My Dad is a locksmith, and even he doesn't charge an upfront fee to go see what he's working with.

We also use our own locks and have a master key - changing locks is an absolute no and we would send another locksmith to change them again and chargeback the tenant. 

Make sure you bring a locksmith with you on the day of eviction. 

I recommend a hidden lockbox and/or 24 hour locksmith on speed dial.

You will want to have a locksmith there that day to change the locks so that the tenant can't get back in, or change them yourself after they're removed.The tenant then has 30 days after being locked out to come get their personal belongings.

For keys, I’d suggest using a local locksmith or installing a keyless entry system.

Add a locksmith, HVAC tech, plumber, and possibly a cleaning crew to your contacts if you haven’t already.

@Ivan Lopez you don't need keys to access your property and you don't have to pay a lock smith.
