This county is stating that the starting auction amount can only include the principal amount of the certificates which we have paid over the last 4 years, but cannot include the accrued interest or the auction fee the County charges investors to start the process (which total ~$4,000 in this case).

However, a caveat is that we will accrue these losses across the entire year; they don't exist yet.My understanding is that IRS safe harbor laws could allow us to simply pay 110% of 2025 taxes (or 90% of 2026 taxes, however this will be hard to predict ahead of time).

Instead of throwing around hollow-context numbers such as "at ___ time 30 has accrued 10X equity accrual..." and it's a difference of $1k vs $100 which in either case on a $500k property with $50k in cost to sell, BOTH are a net loss without appreciation.

Something you may not know about student loans is they accrue interest on a daily basis so in order to get ahead you have to make double the payment and multiple payments a month to disrupt the equation, which you can find at studentaid.gov.

A tenant took me to court for this issue, what i found out is that you can keep it in any account you wish but you have to notify the tenant (in writing) of the location and rates they will be accruing.
