This is the first one we have started after the new legislation went into effect which requires all a public auction be held prior to the issuance of a treasurer's deed (CO Rev Stat § 39-12-103 (2024)).

Start simple: pick one county, read their auction handbook, watch an auction without bidding, then underwrite 10 recent sales like rentals using a worst‑case repair and legal reserve.

I also work for a real estate auction company so we are always running into deals I just don't have the experience yet.

What you say reflects what I have been hearing about Texas auctions--that people who have little knowledge and are afflicted with auction fever bid properties even above their market value. 

@Mike Kirby - I'd LOVE to be able to purchase at auction here, but NC has a 10-day upset-bid.

It does take two closings, but a great option if you are working with and in the Auction space.Good luck!
