Personally, I think that value add multifamily will pencil over that built from scratch, but I don't know your area.

Having scalability in mind I'd like to do the heavy lifting now researching and trying different platforms for property mgmt processes... where do you recommend I begin?

Might be worth you looking into if you want access to something that's affordable ($5/month per unit), has lots of features that I've really liked, and more - especially if you’re unhappy with some of the tools or processes you’re using today with managing your property.
