The mistakes feature most prominently as the pain of failure and not making money lingers on for a long time while the successes fade pretty quickly.As to deal analysis I would have to say that as real estate appraiser - MAI candidate (member Appraisal Institute Candidate member - the course work and experience of appraising lots of types of commercial and residential property over 10 years or so gave me a solid understanding or how to look at various properties by the numbers. 

I am making everyone responsible for lease until a new candidate is approved theough approval process.i did not inspect premises before they moved in so wouldnt know damages.

Does anyone have suggestion on how to streamline due diligence, locate more quality candidate investments, or just operate a healthy investment portfolio for this area of real estate?

Candidly, even being a cpa, I wouldn’t say contacting a cpa until post-closing is a priority.

The 3rd party company confirmed they did find all the records on the potential candidates, but could not explain why Buildium was not displaying those results.

I’ve already identified a few properties that look like strong candidates, and I’m working on building the right foundation to scale my portfolio the right way. 

Otherwise, it’s a clean wholetail or flip candidate that keeps your velocity of money high.
