For example, someone with 20 or so units in small unit RE (similar to me) decides they want something that is more hands off so they 1031 exchange it into something like a apartment building with an onsite PM or into a NNN commercial property. 

One is legal around here some local governments don't allow ADU at all, some have restrictions like the ADU can only be rented to a relative like a "mother in law suite", one local rule is that it must be attached to the primary dwelling, and some areas have few if any restrictions.  

Has anyone on here successfully assumed a seller's mortgage? I'm curious what the process is from an inside perspective. Are mortgage companies easy to work with on assumption? Or do they set pretty tough stipulations...
