The IMB model seems like a much better fit for creative or off-market deals where you need some leeway. 

Only give EM to a title company or closing attorney NEVER give it directly to a wholesaler is my opinion

I've had good ones and ones that weren't the best "fit".I was wondering if some of the folks on this forum have experience with mentors that they loved working with and had excellent results with.I've looked at Brandon Turners stuff a little bit. 

Don't get me wrong, I love a great deal, but I've seen way too many people get burned by amazing quotes and a complete inability to actually close a loan.

For balance sheet loans we can close those extremely quick, if we are going to sell it off on secondary then underwriting and conditions take more time but still can be done in 2-3 weeks.
