What are the pros and cons of co-hosting vs full time PM?

Does anyone here have any experience, either as a borrower or a lender, in a HELOC on an NYC Co-Op?

Purchased my first duplex style property in Greeley, CO in June 2025 using FHA methods with down payment assistance.

A co-worker (at the time) and a close friend EACH recommended Rich Dad Poor Dad.

Any and all advice are welcome as this is my first time working with a PM/co-host.

This is the first one we have started after the new legislation went into effect which requires all a public auction be held prior to the issuance of a treasurer's deed (CO Rev Stat § 39-12-103 (2024)).
