For note buyers, sourcing seems to be one of the toughest challenges.Where have you had the most success finding quality notes — direct from sellers, brokers, banks, or somewhere else?

Curious how others are navigating this..It's important to know your numbers (looks like you already know that), but you must have have good sources and know a few tricks.Creative Financing can work well if you follow the rules and know what you are doing. 

Ask yourself:Deal Sourcing: Does it seamlessly capture leads from your website, driving-for-dollars apps, and referrals into one place?

I think the exit strategy is critical, but having a way of sourcing appropriate properties, is very important as well.

Currently sourcing off-market single-family and multi-family properties in Brooklyn (Cypress Hills, East New York, Brownsville) for cash buyers, fix-and-flip investors, and landlords.

The reality: not every leak needs a $3k+ mold remediation crew.If the plumber already opened up the ceiling, fixed the source, and you can see there’s no active mold, then the main thing is to remove all wet/damaged material, dry it thoroughly, and replace it.

It depends on the state as your information could be limited on the other sources.
