Actively Sourcing Off-Market Wholesale Deals in Brooklyn (SFR & Multi-Family)

Julian Class
Posted

Investment Info:

Small multi-family (2-4 units) wholesale investment in Clarksville.

Currently sourcing off-market single-family and multi-family properties in Brooklyn (Cypress Hills, East New York, Brownsville) for cash buyers, fix-and-flip investors, and landlords. I am focused on building strong investor relationships and creating win-win deals

What made you interested in investing in this type of deal?

I started wholesaling because it allows me to create opportunities for sellers who need quick solutions while providing discounted properties to serious investors.

How did you find this deal and how did you negotiate it?

Currently leveraging networking, direct outreach, and off-market strategies (driving for dollars, lists, and referrals) to bring motivated sellers to the table for properties.

How did you finance this deal?

No financing needed since these are wholesale contracts. My role is connecting sellers with investors who have cash or private funding.

How did you add value to the deal?

By finding properties before they hit the market, doing the initial legwork, and creating win-win opportunities for both sellers and buyers.

What was the outcome?

Building a solid pipeline of cash buyers and preparing to assign my first contracts this quarter.

Lessons learned? Challenges?

Biggest challenge is building a consistent pipeline, but every connection and conversation brings me closer to closing my first deal.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Currently networking with buyers, agents, and local investors in Brooklyn. Always open to connecting with others focused on off-market opportunities.
