I'm looking for help or advice for my first Medium Term Rental in downtown KCMO.

I think downtown charleston will be just fine in the long run.

Down Neck(Ironbound), North Newark (300-900 blocks), down town (very few blocks) and upper Vailsburg are Good areas.

These are all neighborhoods that might still be a bit gritty but generally are overall decent enough right now and have upside to gentrify (or continue to) in the future in my opinion.Brighton Heights, Observatory Hill, Troy Hill, Millvale, Etna, Larimer, Crafton Heights, Wind Gap, Chartiers City, Carrick, Beechview, Allentown, Hazelwood, Homestead, Uptown, Coraopolis, Ambridge.Outside of these we have a ton of "river towns" which are older neighborhoods located along each of the three rivers that branch out from downtown here that are solid rental areas.
