I don't agree with not having skin in the game.You are borrowing other people's money to get involved in real estate or oil and gas.If you don't pay the note, they will take the property / investment away.

Essentially what I understand, and might need clarification on, is you the buyer and the seller enter into a joint venture that has an exit plan for the seller.

What I'm getting at here is in my previous market essentially anything in a C+ area with a 10% cap rate on a 20% down mortgage would be a sure fire sale.

That leaves essentially an 8-9 month window of living that I have a couple of options with.Option A: My brother and his girlfriend live in Green Bay, and I could live with them during that period paying below market rents.
