What we don't talk about is one of the biggest under-leveraged advantages.

Hard to say if the PM is taking advantage or not without knowing what the scope of work was. 

He had a female CPA on who talked about the benefits of an STR Loophole for those of us who have W2 income as a way to take deductions that are normally not permissable when the tax payer makes a certain amount of income. 

My tenants are often female, and they usually prefer being on the second floor for additional privacy and safety concerns.

Currently appreciation and tax advantages (against my w2 income).

Pete.If you’re planning another multi next year, definitely use that W2 while you’ve got it — HUGE advantage before you retire out of the Marine Corps.

You’ve gotten a great response from Alan already, and honestly, I’d say a lot of the same things.Since you’re going into the Air Force, take advantage of the benefits you have right now.

Though you are kind of taking advantage of them you’re also kind of helping them. :-).

I wouldn’t invest in RE if I didn’t have an unfair advantage.
