I look for moisture around radiators/baseboards, bathroom fans, GFCI outlets, window guards, fridge door seals not cracked (tenants will never report this, your electric bill will), under-sink P-traps for slow drips.

If there is no way around this then I would suggest a little bit of a price break compared to rents, offer some luxuries (I.e. fridge/w/d with the unit if this is possible).

  $400 for cleaning (I'm in Canada) would be a deep cleaning and should mean everything is cleaned (ie oven, behind appliances that are easily moved-fridge, stove).For $3500, they need to provide you with an itemized invoice.

A few weeks before the end of the lease, send them a check out list of what they need to do (eg ensure all of their contents have been removed, carpets professionally cleaned, fridge and stove clean, etc) and when they need to be out by.

I forgot to add that I include info and a QR code for my house on Houfy in my guidebook, and I had a custom magnet made up on Etsy with the QR code for the fridge so guests can't miss it.
