Now, if you run a title report and there is a lot of "hair" (liens, etc) on the deal, you wait until the auction because an auction will clear up a lot of the liens.Buying at auctin is a little more complex than most people think.

That lien was sold off to a creditor for pennies on the dollar; however the original lien amount was for over $40,000.

That means their share of the gain/loss could be based on the original purchase price, which can create a split basis situation between you (inheriting your share at stepped-up FMV) and them (keeping their older basis).On the other hand, your portion that was inherited at your parents’ passing would get a step-up in basis to the fair market value at that time.

The original oil and gas investment proforma projected the following: a $75,000 W-2 tax deduction, a 3x return on investment (approximately 350% over 3–5 years), and an 8–12% annualized return (ARR) paid monthly.While the tax deduction did come through as expected, the actual monthly returns have been significantly lower.
