Not my cup of tea but I am sure its great for many..

I've been reading a RE investing book for at least the last 2 years and the idea of house hacking finally seems to be the best initial strategy to begin my journey.My background has been in the capital raising/investment banking industry for the last 6 years being a part of tight knit deal teams helping raise over $250M+.Would any local house hacking investors be opposed to doing a 1-1 with me over coffee/tea to obtain your reality and experiences of house hacking both within our market and other markets you participate in?

Don't be afraid to cut ties with those who consistently waste your time, but also consider investing a little time in educating those who seem motivated but inexperienced. 

We are on the same tea.

If the neighborhoods support home ownership, it's a painful process with home inspections/repair addendums that are crushing, seller assist requests of 6%, and dealing with the most inexperienced and unprofessional real estate agents (because that's who represents these home owners). 

More likely, it is an inexperienced sponsor raising money from inexperienced passive investors (and experienced ones that opted to take the risk on an inexperienced sponsor) who got in way over his head and had no idea how to right this ship. 

In my experience, here are the misconceptions uneducated and inexperienced note investors possess1.

I would take 9% all day long with an experienced sponsors over 15% projected with someone inexperienced 

The grey variegated LVP which was popular a few years back has really fallen out of favor in my area other than for  inexperienced flippers still putting it in their languishing renos with subway tile and barn doors.

Losing perfectly good tenants over minor maintenance issues is such a waste after all that careful screening.I'm based in York region if you ever want to connect over coffee or tea (Pretty impressed with your 500+ doors, that’s a great accomplishment, well done.)
