What's been your biggest challenge as a landlord in Ontario this year?

Hey everyone,

I run a Toronto-based property management company, overseeing 500+ doors, and spend most of my days in the trenches with landlords and tenants. Over the past year, I’ve noticed some consistent pain points that keep coming up:

  • Rent control & LTB delays are making it harder to stay cash-flow positive.

  • Increasing operating costs (insurance, utilities, maintenance).

  • Tenant screening challenges in a competitive rental market.

I’m curious — for those of you self-managing, what’s been your biggest challenge this year? Have you found any strategies that are working well for you?
