Hello All, Last year I did my first Cost Segregation study on a STR property I own in Butler-Tarkington, Indianapolis, IN.

Personally I love what you are capable of doing I am just not very good at it so I outsource to individuals likes yourself with right set of skills.What type of investing are you most interested in? 

I would say we see a large increase of Note Brokers (joker brokers) coming in.  

Make sure you’ve got reliable contractors and tight ARV comps before locking anything in.

This is my fourth house purchase, but the previous ones I renovated to live in.

I spent the better part of this past week analyzing the best - and worst investments I made to see if I could identify any discernible difference in the way I evaluated, analyzed or approached the successful investments vs the less successful ones.Here’s the only difference that came up time and time again (but NOT always) - a large majority of the less successful investments were ones where GOING IN I in some way “stretched” to make the deal happen, i.e., tried to make the deal “fit” my investment criteria.  

Not directly related to the question, but what kind of neighborhood are you buying in- is this some kind of war zone?

If you get to a place where you are buying deals without seeing them, then you will have that rough number by doing all the deals and then once you close you can get your GC in..
