The social host ordinances require proof that the LL knew or should have known the fireworks would be set off.

Similar to LL incentives, if a property has some vacancy that is struggling to be filled, a tenant is more likely to be able to get either a gross lease (no NNN exposure) or can negotiate caps to increases in their NNN rates, i.e. tenant pays proportionate share of actual insurance bill, not to exceed 5% increase over prior year's rate.

Eviction moratorium in effect has LL providing housing in some cases without reasonable expectation of compensation (collection of rent).  

Remember 4 units with 4 tenants has virtually 4 times the maintenance/cap ex as a single unit due to 4 times as many kitchens, bathrooms, etc. in the absence of a local experienced LL examining your underwriting writing , you can use 50% expense/vacancy ratio which can provide a rough estimate of expenses/vacancy.

How do you think you will be able to collect if they cause $10k damage and do not pay rent for 2 months.What gives the LL leverage is the ability to ding the tenants credit score.  

I discovered today that my Zillow Rental Account has been hacked.
