I have had major issues with several loan servicing companies and don't mind naming them here: Shellpoint/ Newrez (terrible!)

The "FNMA homeslye" loan has the same stipulations.

@Kevin CarpenterI typically use Batch Leads to cross reference all the properties currently on the MLS to quickly determine the loan types on listings.

As a current Mortgage Loan Officer, I'll tell you this: you're not crazy. 

There are a lot of things that need to address for a PM company between compliance with the state, local rent control in a lot of your area you'll be covering, a lot of competition that is in your area, marketing/ads, and so much more. 

Denver is a great market and there are also several great PM companies here, just sayin!

I have not hired a property management company and probably won't until I have enough units and solid process to hire a w2 manager that reports to my company.

Right now I'm all about ASSUMABLE loans.
