WE lowered rent once for one tenant, it was during the winter and sat vacant, but I think that was in the 1990s, so have not lower rent for anybody since.

I have to finish remodeling the upper unit (my unit) and the lower unit lease was just renewed, they're quiet, pay on time, low maintenance, been there for ten years and we just renewed.

I have several properties that I would like to refi to lower rates.  

I know this wasn't your question, but I always get nervous when an investor says they want to invest to lower their taxes. 

You can buy carbon copy forms for a very reasonable price online. 

I don't think there's a chance that bigger builders are going to lower their prices and "create lower comps" to compete against.

Usually this only happens if the appraiser wasn't able to see carbon monoxide/ smoke detectors or did not have access to a certain part of the building and stated it on the report.. 

So far thinking things like:- replacing air filters- testing and replacing batteries in smoke detectors and carbon monoxide alarms- carpet and floor cleaning and/or replacement - assessing for leaks and all working sinks, showers, toilets- wall repairs and painting - appliances are in working order- deep clean- change locks and battery -replace all lightbulbs inside and out- minor repairs- landscaping Anything I am missing?
