Only folks that I saw make it through the melt down were very well position investors ( many of mine have or had zero debt) or massive equity and RESERVES.. this does not describe the average SFR investor especially those starting out.. those starting out with maybe 50k down and 50 in reserves can and do get wiped out quite frequently.Id imagine in many of those situations as opposed to walking away from their properties, many of those folks could have simply sold them.

Now Intel just as we all know is melting down ( Sorry Columbus Ohio)  And she is now at Alterra and moved up the corporate ladder ( way up) But back to working pretty long hours and having to commute to silicon Valley from PDX and they dont have the Intel shuttle anymore.. ( for those that dont know what that is Intel had their own airline )  it Flew out of HIllsboro so you just showed up a few minutes before the flight hopped on and off to San Jose you went.. could do meetings in one day and be home for dinner.

As one who personally had a medium sized HML company going into 2007 2008 with 600 loans on my books and by 2010 went through a massive re value melt down all of us in that business got hammered for us we started in 2001 and by 2010 had to basically shut down let go 90% of staff and spent 3 to 4 years hemorrhaging our net worth's to make sure our banks got paid ( which to my personal financial situation was devastating) Most of my peers went out of business completely ( BK) I did not but by 2011 I was basically starting over.

The only moisture issues were (1) when the AC was kept on 24/7 causing the handler coil to freeze over, the freeze melting  dripped down into the filter and onto the floor inside the AC compartment.
