The transfer should be disregarded. 

Hi @Kenneth Kirkland, When you buy a property, the assets transfer but money like security deposits or reserve funds doesn’t automatically.

The issue is the bank (seller)  has expressly forbidden me from accessing the property until deed is transferred.

I am currently having my tenants send me the utility money via CashApp but CashApp charges a fee for transferring money (Since it's a CashCapp Business account). 

If you are just getting started and don't have much cash or income, you'll likely need to find deals where you don't leave much (or any) money in the deal and it needs some cash flow.

Your mom could transfer ownership into your name if she willing to let go of the property.
