You will get increased rent and also lease out the property quicker too with mini splits verse window units.

This also does not take into consideration the properties that pending then fall out due to small minor things to big ticket items.These days you need to have your numbers dialed in and know that you maybe listing 1-4% lower then the next comp verse 1-4% higher than the next comp.

Look up Assembly bill 968 & become well versed on it's benefits/drawbacks.Throughly understand El Dorado counties TIM fee (formerly known as TIF fee) & how it impacts your underwriting.For dispositions keep in mind your buyers pool will be affected by fire insurance the further up the western slope the house sits.Have a well formulated exit strategy in case the dispo is slow, which may tie up capital for a while.Don't overleverage as transactional volume is a bit low currently.
