The reason it won’t work is that “low end” assisted living is not profitable.

Your offer strategy is fine, but you don’t need the offer drafted beforehand.Walk the open house, confirm the major systems, then submit the offer the same day with a tight inspection contingency.Speed matters, but drafting an offer early doesn’t give you an edge in CA.

I’m not entirely sure my sellers agent actually presented the offer from the wording in his response to me.

@Sherelle Montague That’s a smart move—especially locking in a property with both units under one loan and using the assistance to keep cash reserves for repairs and surprises.

On my recent listings if we get an offer with a lender letter from either one of these companies, I recommend that we counter the offer with a requirement that the buyer switches to a lender we can trust to get the deal to the finish line.
