You will be better off attending some real estate networking events, making some connections and then taking them out for lunch / dinner.The issue with courses and paid mentors is that the support normally stops when you stop paying.If you meet people at networking events, make a genuine connection, it can last forever.Best of luck!

I just finished an online course on multifamily real estate through Michael Banks Investing.

You are not being sold some online course by someone that makes more money selling courses than actually doing deals.

A big factor is price-point for the location however, and how the property compares to similar recent sales of course.

The problem with learning about any type of business/investing on Youtube, books, etc. is that many of them don't know what they're talking about and are not real estate investors, they're online course peddlers.      

Of course by then I or someone else not living in outer space has already purchased, repositioned and resold the subject property.

Of course, there's the small matter of you not saying whether you did, in fact, rent out during the time in question, or not.
