It's an interesting asset class that's gained popularity recently.

Going back to what I originally shared  the most probably real estate conflicts to arise are: landlord/tenant; premises liability; title/property defect; performance/payment dispute.

Maybe I am a bit biased as Bandon Dunes Golf Resort is in my backyard and the Disneyworld of Golf - but it seems that in the past five years the sport has exploded in popularity and the numbers back it up? 

For lenders - most notes would be held to maturity and second position liens could become more popular to bridge gaps between purchase prices and existing mortgage balances.  

The only negative is when a tenant cause issue arises they can’t pay for the repair.
