With performance comes trust and they are the relationships willing to go out on a limb for you if you have a project with a strong business plan. 

I would strongly caution others before investing.

Here’s my question: if I partner with others, I don’t want to add them to my LLC in case there’s a falling out.

Connecting with local investors and brokers will help you uncover strong opportunities.

For instance, I know several investors who have a strong background of executing a flip.

We vet partners carefully, Some of the main things we look at; Sponsor/operator track record, Clear / realistic business plans, Market conditions, location, and we even ask about deals gone wrong and how they were overcome.

That said, my business partner and I partner with our contractor on our flips.

Maybe start small again, focus on strong tenant screening and systems before scaling.

Focusing on these areas can give you solid flips or buy-and-hold options with strong returns.
